Kimco Realty Corp. (KIM) Tuesday reported second-quarter funds from operations or FFO of $138.0 million or $0.34 per share compared to $126.0 million or $0.31 per share last year.
On an adjusted basis, FFO increased to $126.2 million or $0.31 per share from $121.4 million or $0.30 per share last year.
Analysts polled by Thomson Reuters expected FFO of $0.31 per share for the quarter. Analysts' estimates typically exclude special items.
Net income available to common shareholders for the second quarter was $48.3 million or $0.12 per share, compared to $23.9 million or $0.06 per share in the second quarter last year.
Total revenues for the quarter rose to $235.4 million from $220.1 million last year.
Analysts' estimated revenues of $222.88 million for the quarter.
For the full year 2012, the company now expects adjusted FFO of $1.24 to $1.26 per share, compared to prior estimate of $1.22 to $1.26 per share.
