Regency Centers Corp. (REG) Tuesday reported first-quarter funds from operations, or FFO, of $57.9 million or $0.64 per share, up from $49.9 million or $0.55 per share in the same period last year.
Core FFO for quarter was $58.3 million or $0.64 per share. On average, 16 analysts polled by Thomson Reuters expected the company to earn $0.62 per share for the quarter.
Net income attributable to common stockholders improved to $15.6 million or $0.17 per share from $13.2 million or $0.14 per share last year.
Looking ahead to the fiscal 2013, the company lowered its FFO outlook to a range of $2.45 to $2.53 per share from the previous guidance range of $2.47 to $2.54 per share.
Core FFO is projected in a range of $2.48 to $2.56 per share, down from $2.50 to $2.57 per share, issued previously. Analysts currently expect full-year FFO of $2.54 per share.
