GPE Secures £2.5 Mln In New Fully Managed Leases, Demand Surges Across Portfolio

Great Portland Estates plc (GPE.L) has signed three new Fully Managed leasing deals totaling 11,720 sq ft of refurbished office space at SIX St Andrew Street, EC4, and 31/34 Alfred Place, WC1.

Tenants include a global business news leader, a blockchain analytics firm, and EKU Energy. The agreements deliver £2.5 million in annual rent at an average of £212 per sq ft, 2.8 percent above March 2025 ERV, bringing occupancy to 74 percent at SIX and 82 percent at Alfred Place.

Fully Managed leasing momentum continues with eight deals completed in the second quarter, exceeding first quarter's total, and another eight under offer. Including space under offer, Fully Managed transactions now span 69,800 sq ft, generating £16.5 million annually, 6.9 percent above ERV.

CFO Nick Sanderson said the strong demand highlights the appeal of GPE's premium offering and positions the portfolio for sustained income and value growth, ahead of the 170 Piccadilly, SW1 completion later this month.

GPE.L currently trades at £314.5 or 2.78% lower on the London Stock Exchange.
