PATRIZIA, Fabrix Announce GBP 100 Mln Joint Venture For Affordable, Sustainable Housing In London

German real estate investment company PATRIZIA SE (PTZIF,PAT.F,PAT.DE) announced on Monday the launch of Sustainable Communities London or SC London, in association with Fabrix, a London-based real estate developer.

SC London is a joint venture with over 100 million pounds of investment capacity, created with the aim of addressing London's acute housing shortage problem.

PATRIZIA said that the platform will start with an initial 45 million pounds equity commitment of client capital managed by the company and will focus on repurposing underused urban land and buildings to offer sustainable, affordable, and alternative housing solutions.

The company said that the first project of the joint venture, 182-202 Walworth Road in Elephant & Castle, will transform a 1980's office building into a mixed-use, PBSA-led and community-focused development. Approved unanimously in November 2024, the scheme will provide 23 affordable homes at social rent, which is 35 percent of total residential provision, 283 purpose-built student accommodation beds, 5,000 sq. ft. of retail, a 6,200 sq. ft. community garden, and a 2,600 sq. ft. community kitchen.

Once complete, the affordable housing units will be sold to and operated by a Registered Provider, delivering the much-required social rent homes for the London Borough of Southwark.
