Mapletree Pan Asia Commercial Trust Turns To Profit In Q2

Mapletree Pan Asia Commercial Trust (N2IU.SI,MPCMF) reported that its second quarter net profit attributable to unitholders was S$97.64 million or 1.85 cents per share compared to a loss of S$8.57 million or 0.16 cents per share in the prior year.

The net change in fair value of investment properties in the prior period amounted to S$120.3 million, comprising a S$120.1 million increase in property valuations and S$0.2 million from the straight-line recognition of rental incentives over lease terms. These adjustments were based on independent interim valuations conducted for MBP, MBT, and FJM as of 30 September 2024.

Quarterly gross revenue declined 3.2% to S$218.49 million from last year. This was largely due to lower overseas contributions as well as the absence of full period contributions from TS Ikebukuro Building and ABAS Shin-Yokohama Building, which were divested in August 2025.
